        To pre-empt inevitable questions:
        - Garage will be 22x22
        - 10' ceilings inside (room for a low-rise lift)
        - Epoxy coated floor
        - Insulated and drywalled
        - Mini-split for heating and AC

        I'm responsible for everything beyond floor, walls and roof so the insulation, drywall and heat/ac will happen over time (months not years)

          We already had one minor disappointment. If you look at the pic, notice how much the driveway slopes compared to the garage. It didn't occur to us or the designer that it was that much. Certainly didn't look like it until the concrete guy slapped a laser level on things.

          We're going to have a flat driveway apron on the right but a 14" rise to the apron on the left. Nothing to be done about it...its just a fact of life when your house and driveway sit on a hill.

              Hmmm...hopefully enough...

              12" foundation, 5" thick pad (22'x22'), 18" wall around 2 sides (again due to the hill), 7' apron, 3' stoop at the man door.

                Phil, Check the floor slab thickness requirements for whichever lift you are thinking of going with. My MAXXJAX required 6", so I had the contractor thicken the slab in the center of the bay so I had options for the width between the posts.

                  As an aside: Just participated (read watched ) , the removal of my friends, comercial grade lift last week. The 4 studs per side had to be at least 4" into the slab, if not more.

                    The lift I'm looking at specified a 4" slab minimum. The slab (which was poured on Sat) is 5".

                        As a designer and construction manager, I am surprise to learn that a designer saw enough to design for the retaining knee walls (rear and right) where the foundation bites into the hill, but not design for the driveway slope; 1st thing encountered in sighting the project. You may have to bring another retaining structure out from the garage left side to retain the driveway. This really depends on the grades and how much area you wish to have in the left front. This could be achieved using retaining block wall components. I do notice that the floor slab seems to be about a 2" pitch from the rear to the front, smart. Love the concrete work. Very nice.

                            Driveway apron isn't as bad as I feared. A bit steep on the left side but tolerable. Hard to tell from the pic but the apron is flat on the right and about a 14" rise on the left.

                            There's a large oak tree to the right and were advised by an arborist that they should avoid driving the bobcat around the tree near the base. He then put up the orange fence to prevent just that. We were mildly annoyed to see that when it came time to backfill they simply took down the fence and proceeded to drive the bobcat all over beneath the tree. Not much we can do about that now though.

                            Apparently the carpenters are backed up so I won't see a structure for another few weeks.
